Default Self build - no architects cert - whaat next?

Hi
I have a chance to purchase a self build property that is at final fix stage.
This is due to a matrimonial dispute between the builders who now want to sell with n more work from them.
The problem is that there is no architects certificaate yet and I have been told that it will be impossible to get finance in this situation.
Is this correct?
Any advice greatly appreciated as this iss a real opportunity.

Hi Welshy,
what an opportunity! do they have any site insurance on the property or a warranty? If they had a mortgage, their lender would have had to have insurance, and I would have thought they would have had to have a valuer visit the site at different stages too.
I suggest you approach buildstore, and see if they can help - self build finance is what they do!
